Under the deal, C.D. Smith Construction will build the 168,000 square-foot hospital in the city’s Southridge area and lease it to the district for approximately $800,000 per month. The lease will remain in place for at least 30 years; after 10 years, the district has the option to buy the facility, according to the report.

The new facility will feature 74 private beds and an emergency department and intensive care unit. The district will keep 27 beds of the current 101-bed facility on Auburn Street open for pediatric and obstetrics and plans an urgent care center in the existing facility.

The Southridge hospital is expected to open within two years.
